History

Brief history of the development of the Village

Roland Fiore Sr. founded South County Sand & Gravel Co, Inc. in 1952, which he owned and operated in South Kingstown, RI. The focus of the company was road construction, the sale of sand, gravel, and related by-products, and real estate development. He also owned and developed numerous projects in South Kingstown and Narragansett.

In the early 1970's, Mr. Fiore purchased 350 acres (+/-) of unimproved woodland adjacent to Wordens Pond in South Kingstown from John Yemma, with an eye toward future development and as a sand & gravel reserve. After sufficient research had been conducted, including visiting developments in Florida, the decision was made that the best use would be the development of an over 55 adult manufactured home community. A patient and persistent effort was then begun, leading to the eventually successful result that is now enjoyed by the residents of this attractive senior community.

In 1980, plans were developed, and in 1981 approval was granted by the South Kingstown Zoning Board, to develop the community as planned.

The actual construction of Phase I began in 1985, with the completion of 56 (primarily single section) homes by 1987. Phase II, when completed, consisted of 78 homes, with the mix favoring multi-section. Phase IIA added another 21 multi-section homes, and by 2002 Phase III was completed with the addition of another 50 homes (predominantly multi-section) to the community. Phase IV, consisting of 25 homes, was recently completed, bringing the total to 230 homes in the Village.

Throughout the land preparation process, a great deal of care was taken to preserve old growth trees and as much of the natural landscape as possible. Together with the carefully planned home placement and accompanying landscaping, the net effect is both aesthetically pleasing and enjoyable to the homeowners.

Today

Nestled in the woods across from scenic Wordens Pond, the Village has been managed on a daily basis (Monday through Friday) by Lisa Fiore, for the past thirteen years. The cloistered nature of the Village location promotes a comfortable and relaxed lifestyle, free from the disturbances that are usually associated with mainstream communities. With the absence of pass-through traffic, the pace of general activity moves at a comfortable gait. The homeowners within the Village also enjoy the many community activities that are sponsored throughout the year, both at the community clubhouse and beyond the Village borders. Within ten minutes, the residents can reach the south shore beaches, a wide range of shopping, church, medical, and other services, and a host of recreational, social, and cultural activities.

A look at the community provides the viewer with an appreciation of the well-landscaped and maintained common areas, and the obvious pride shown by the homeowners in the care of their yards and homes.

With her staff, Lisa coordinates and oversees the maintenance of the Village infrastructure, including road maintenance, septic systems, common area landscaping, and the community clubhouse.
